Kissimmee is RV country — the 192 corridor has more RV resorts, parks and long-term sites than anywhere else in Central Florida. That also means more people ready to get out of one.
A lot of Kissimmee sellers are seasonal residents finishing a chapter: the site rent went up, the health changed, or the family stopped coming down. Those units are usually well kept and low-mileage, and they're worth more than the owners expect.
Our buying lot is in Davenport, about 20 minutes on US-192. Most sellers drive in, get inspected and leave paid inside an hour.
Send the details and we'll price it the same day. If the park gave you a date to clear the site, that's the first thing we plan around.
TAKES 2 MINUTESStraight shot to our Davenport lot, or we come into the resort. We've done enough of these to know the gate procedures.
OFFER ON THE SPOTCash in hand that day, and the site is clear. Most seasonal sellers are done inside an hour.
PAID SAME DAYUS-192 runs straight from Kissimmee to our Davenport lot — most sellers on this side are here in twenty minutes. If you're inside a resort or long-term park, we can come to the site instead; tell us the park and the office hours and we'll coordinate the exit with them.
Taken off its site on the 192 corridor with the carport still standing. The park needed the space cleared by Friday; it was empty Thursday. It wasn't cleaned up for the picture.
The park manager keeps a stack of our cards in the office drawer now.

SOLDKissimmee is the densest concentration of RV resorts, long-term parks and monthly sites in Central Florida, and the 192 corridor alone holds thousands of them. That density creates a seller profile you don't see anywhere else: people who have been living in the unit, sometimes for years, and are now leaving. The reason is almost always one of four — the site rent went up past what makes sense, a health change ended the driving, the family stopped coming down for the season, or the park changed hands and tightened its age limits on units.
That last one catches people off guard. Several parks along 192 have introduced or enforced ten- and fifteen-year age caps on units, which means a perfectly serviceable rig suddenly can't stay where it is. Those owners are usually working against a specific date, and they're often being quoted removal costs by people who know they're stuck. We buy those units and the removal comes out of our side, not yours.
When a park gives you a date, that date drives everything. Tell us in the first message and we build the schedule backwards from it. We've worked with most of the larger 192 parks and we know how their office hours and gate procedures work.
A lot of Kissimmee units have grown roots — a Florida room, a carport, a deck, skirting, a shed. We handle the disconnect and removal of all of it. You don't need to demolish anything before we get there, and you shouldn't.
If your park has imposed an age cap, you are not in a weak position and you shouldn't be priced like it. The unit's value doesn't drop because one park won't keep it — there are plenty of places it can go.
Kissimmee inventory floods the market in April and dries up in October. If you have flexibility on when to sell, that difference is real money. If you don't, we still buy — we just want you to know the trade-off you're making.
Send the year, make and model, plus your park and site number. We'll come back the same day with a number and, if a deadline is involved, a proposed date to be out. When you accept, we contact the park office ourselves to arrange access — you don't have to be the go-between. On collection day we verify the title, hand you the money, disconnect utilities and take the unit and anything attached to it. The site is left clear.
Every resort along 192 runs its access differently and the difference matters more than the distance. Some require the office to be open when a unit leaves, which rules out weekends. Some need written notice from the site holder before they will lift a gate. A few have overhead clearance at the entrance that decides whether a taller unit comes out the way it went in. We have moved units out of most of the larger parks on the corridor and we ask about these things up front rather than discovering them with a truck already on site. If your park has a rule we have not seen, tell us and we will work to it.
On the 192 corridor the awkward part is usually the office, not the RV. We make those calls ourselves. You do not chase the manager for an access window or explain to three people why a truck is coming on Thursday.

Yes. We buy out of the resorts and long-term parks along the 192 corridor regularly and know how those exits work — including when the park needs the site cleared by a date.
Yes. Sitting is normal here. Flat tires, a dead battery and a musty smell change the number a little; they don't change the answer.
Yes, and don't let anyone use that as leverage on price. A park's age policy limits where the unit can sit, not what it's worth. We buy age-capped units out of 192 parks regularly.
We do, and it's included. Don't demolish anything beforehand — it doesn't raise the offer and it usually creates more work for everyone on the day.
Yes. Once you accept, we contact them to arrange the access window and the utilities disconnect. You don't have to relay messages between us.
It does. Supply peaks in spring when seasonal residents head north and thins out in fall. If your timing is flexible, selling into the fall arrival typically prices better.
Talk to us before you pay it. In most cases the removal the park is quoting is the same work we already do at no cost to you, and paying twice for it is the most common way sellers here lose money on an otherwise fair sale.
Yes to both, though they're separate problems. Site fees settle with the park; a loan on the unit settles with the lienholder, and we handle that payoff directly. Neither stops the sale, but both need naming early so the closing math is right.
Two or three days is comfortable, and we've done same-week clears when a park moved a deadline. What slows things down is finding out about the date on collection day rather than in the first message.
